How do I wire money from the USA to buy Indian property?

You transfer USD via SWIFT to your NRE (Non-Resident External) account in India. The bank converts to INR automatically. Funds from NRE accounts can be used freely for property purchase and can be repatriated later.

Do FBAR/FATCA rules apply when buying Indian property?

FBAR applies to your Indian bank accounts (NRE/NRO) if the total exceeds USD 10,000 at any point. FATCA requires disclosure on Form 8938 if thresholds are met.
